1. Front Desk, Check-In & Check-Out
Front desk staffing: The front desk is staffed 24 hours a day, 7 days a week.
Standard check-in is 4:00 PM. Early check-in may be available for an additional fee, subject to room readiness and operational conditions.
A valid government-issued photo ID is required at check-in. The hotel may require a valid credit/debit card matching the registered guest and reservation.
All occupants must be registered. Keys will be issued only to registered guests after identity verification.
Check-out is 11:00 AM. Late check-out must be approved in advance and is not guaranteed.
2. Extended Stay Payment & Renewal
Extended-stay accommodations are prepaid. Room charges, taxes, fees, and any required deposit must be paid before the beginning of each paid occupancy period.
To extend or renew a stay, payment must be completed no later than 11:00 AM on the scheduled departure/renewal date, subject to availability and hotel approval.
Failure to pay by the required time does not automatically extend the reservation. The guest must check out unless the hotel has accepted payment and confirmed the extension.
Rates may change at renewal, after the end of a promotional or negotiated period, during special events, or when a new reservation period begins.
An extended stay does not guarantee that the same room will remain available for a future renewal. Management may require a room move for maintenance, operational, safety, or inventory reasons
The hotel may limit, modify, or decline an extended-stay reservation or renewal as necessary for operational requirements or to comply with applicable law.
3. Security / Incidental Deposit
A security/incidental deposit may be required per room or stay. The amount and acceptable payment method may vary by reservation type.
The deposit may be applied toward unpaid charges, damage, theft, smoking, unauthorized animals, excessive cleaning, missing items, policy violations, or other documented amounts properly chargeable to the guest.
The guest’s security/incidental deposit may be forfeited in full if the guest, an occupant, visitor, invitee, or animal associated with the room causes a serious policy violation, disturbance, damage, excessive cleaning requirement, or other issue requiring management intervention, or if the guest is required to leave or is removed from the property for violating hotel policies, to the extent permitted by applicable law.
A deposit does not limit the guest’s financial responsibility. If charges exceed the deposit, the guest remains responsible for the unpaid balance.
Refundable deposits are returned or released according to the original payment method, hotel procedures, inspection results, and applicable banking timelines.
4. Cancellation, Early Departure & No-Show
Standard cancellation: Unless the reservation confirmation states otherwise, cancellation must be received at least 24 hours before the scheduled arrival date and before 4:00 PM hotel local time on the applicable cancellation deadline.
Special events: During special events, holidays, peak-demand periods, or other designated dates, the cancellation requirement may be increased to 72 hours before scheduled arrival. The reservation confirmation controls when it states a different deadline.
Late cancellations and no-shows may be charged the first night’s room rate plus applicable taxes and fees, or another amount expressly stated in the reservation terms.
Prepaid, promotional, group, negotiated, third-party, or non-refundable rates may have different cancellation and refund conditions.
An early departure from an extended stay does not automatically entitle the guest to a refund of discounted, prepaid, non-refundable, or committed-rate nights. Any refund is governed by the booked rate terms and applicable law.
5. Housekeeping & Required Room Access
Extended-stay rooms will receive scheduled housekeeping service. Unless management provides a different schedule, full or partial housekeeping will generally be provided at least twice per week.
Guests must allow hotel staff reasonable access on designated housekeeping days. Repeatedly refusing required housekeeping or room inspection may result in termination or non-renewal of the stay, subject to applicable law.
The hotel reserves the right to enter a room as reasonably necessary for housekeeping, maintenance, pest control, health and safety inspections, emergencies, security, or suspected policy violations, subject to applicable law.
Guests may request additional housekeeping, linen, or towel service. Additional service may be subject to availability or a fee.
Trash must be properly bagged and disposed of in designated receptacles. Excessive trash, unsanitary conditions, odors, infestation caused by guest conduct, or extraordinary cleaning may result in additional charges.
6. Kitchenette / Studio Use
Cooking is permitted only with appliances supplied or expressly approved by the hotel. Open flames, hot plates, portable burners, grills, deep fryers, candles, and other unapproved heat-producing devices are prohibited.
Guests must not disable, cover, remove, or tamper with smoke detectors, fire-safety equipment, sprinklers, or other life-safety devices.
Food must be stored and disposed of properly. Guests are responsible for cleaning spills and preventing conditions that attract pests.
Hotel cookware, utensils, appliances, linens, furniture, and other room contents must remain in the studio and be returned in substantially the same condition, ordinary wear excepted.
7. Occupancy, Visitors & Use of the Studio
Only registered occupants may reside in the studio. Visitors must comply with hotel policies and may be restricted when necessary for safety, security, occupancy limits, or operational reasons.
The registered guest is responsible for the conduct and charges of all occupants, visitors, invitees, and animals associated with the studio.
The studio may not be sublet, transferred, advertised for resale, or used for commercial activity, parties, unlawful activity, or any purpose inconsistent with transient lodging.
Occupancy limits are determined by room type, fire/safety requirements, and applicable law.
Nothing in these policies is intended to waive or alter rights or obligations that applicable law makes non-waivable.
Transient Lodging / No Residency Agreement: Pelican Point provides temporary public lodging accommodations. The guest acknowledges and agrees that the studio is being occupied on a temporary, transient basis and is not being rented or leased as the guest’s sole or permanent residence. The guest may not represent to the hotel that the studio is the guest’s permanent residence or claim a contractual right to continued occupancy merely because the stay is extended, renewed, or paid on a weekly or other extended-stay basis. No reservation, renewal, receipt, registration card, or extended length of stay is intended by the parties to create a residential lease or landlord-tenant relationship. Nothing in this provision waives any right or changes any legal status that applicable Florida law makes non-waivable or determines based on the actual facts and circumstances.
8. Pet & Service Animal Policy
All pets and service animals must be declared at check-in.
Permitted pets are subject to the hotel’s current pet limits and applicable pet fees. Service animals are handled in accordance with applicable law and are not charged ordinary pet fees.
Pets must be leashed and attended when outside the studio. Guests must immediately clean up after their animals.
An unattended pet must be safely secured in a crate or carrier. Housekeeping or maintenance may decline to enter while an unsecured animal is unattended.
Animals that are aggressive, disruptive, improperly attended, cause damage, or create a health or safety risk may be required to leave the property, consistent with applicable law.
Unauthorized pets may result in a $300 cleaning/policy fee, plus actual damage or extraordinary cleaning costs where applicable.
9. Conduct, Noise & Property Rules
No loitering, trespassing, excessive noise, disorderly conduct, threats, harassment, violence, or disruptive behavior.
No parties or gatherings that exceed registered occupancy or interfere with the quiet enjoyment, safety, or comfort of other guests.
Guests and visitors must respect hotel employees, other guests, rooms, furnishings, equipment, landscaping, parking areas, and common spaces.
Illegal activity or conduct creating a health, safety, or security risk may result in immediate intervention, removal, non-renewal, and/or law-enforcement involvement as permitted by law.
Appropriate clothing and footwear are required in public areas.
10. Smoking
All designated non-smoking studios and areas must remain smoke- and vape-free.
Smoking or vaping in a non-smoking studio may result in a $300 cleaning fee per occurrence, plus additional documented cleaning, remediation, damage, or out-of-service costs where permitted by law.
Tampering with smoke detectors or other fire-safety equipment is prohibited and may result in additional charges and immediate removal where permitted by law.
11. Damage, Theft & Financial Responsibility
Financial Responsibility for Damage: The registered guest is financially responsible for any loss, damage, destruction, theft, misuse, missing property, or excessive cleaning caused to the hotel, studio, furnishings, fixtures, appliances, equipment, common areas, or other hotel property by the guest or by any occupant, visitor, invitee, or animal associated with the stay.
The hotel may charge the reasonable cost of cleaning, repair, restoration, replacement, pest remediation, or other documented losses or charges permitted by applicable law.
Amounts due may be applied to the security/incidental deposit and/or charged to the payment method provided for the reservation or stay to the extent authorized and permitted by law.
If the deposit or authorized payment method is insufficient, the registered guest remains responsible for the unpaid balance. The hotel reserves the right to pursue lawful collection or other remedies.
Nothing may be removed from the studio or hotel property unless it belongs to the guest or removal has been expressly authorized by management.
12. Personal Property, Vehicles & Lost Items
Guests are responsible for securing their personal belongings and vehicles. The hotel is not responsible for loss, theft, or damage except to the extent responsibility is imposed by applicable law.
Items left behind may be held, discarded, or donated according to the hotel’s lost-and-found procedures and applicable law.
The hotel does not assume custody of a guest’s children, dependents, animals, vehicles, packages, or personal possessions.
13. Policy Enforcement, Removal & Non-Renewal
Violation of these policies may result in warnings, additional charges, deposit deductions or forfeiture where permitted, refusal to renew or extend the stay, termination of the stay, removal from the property, and/or trespass enforcement as permitted by applicable law.
A guest required to leave for a serious policy violation may be ineligible for a refund to the extent permitted by the reservation terms and applicable law.
Management may refuse a future reservation or extension when reasonably necessary for safety, security, operational, payment, property-protection, or policy-enforcement reasons, subject to applicable law.
Property-specific terms shown on a reservation confirmation or signed rate agreement control over conflicting general terms. Management should have this policy reviewed by Florida counsel before final implementation.
